So I had a young roommate move in, nice girl. Originally I didn't ask for a contract to be signed because she just wanted to pay the rent, have a place to shower and sleep. OK no problems she's quiet and I don't hear much from her and i've told her the basic rules... 2 months later she begins to fall behind on her payments, she pays on the 20th instead of on the 1st.

Then she asks if a friend can stay over 1-2 nights i say OK, it turns into 4 nights. They talk until 3am and I can't sleep, and at 8am i'm woken by their talking again!

Getting a little annoyed now... and it's finals time so i need some quiet... last week i hear her talking loud w/her friend again, i ask her to keep it down bcs I have a essay due the next day. Turns out she has her friend stay over again, this time w/out asking me, and she actually tries to hide it from me.

So now it's overboard, I make up a contract with some rules since she seems to have taken them for granted. I leave it on her door, and she's taken it but hasn't returned it for the past 3 days... its now the 1st of the month... i wrote that the contract must be signed to continue room rental.

What should I do if she doesn't sign it or have rent? Legally how long do I have to wait before I can kick her out?
